Real Estate Staging
“I am selling my house and I would like a
competitive edge over the other houses in my
price range. Can staging really set my home
above every other house that is currently for
sale? If I have my home staged, will it sell
faster than a non-staged home and for more
money?”
Those are questions I get asked on a consistent
basis. Another question I have been asked is, “What
is Staging?” So let’s start there.
Even in this down economy of short sales and
bank-owned properties, Staging is still a tried
and true method for preparing a home for sale
and getting your house to stand out in the
crowd.
When I first started my staging company in 2004,
one of my friends thought I owned a company that
provided props for dramatic theater plays. I
giggled a little at that one, but after I
thought about it, my friend really wasn’t that
far off target. Staging is all about “setting
the stage” for potential homebuyers to fall in
love with
your
home.
Once the decision has been made to sell a home,
that home becomes a product and must be
“merchandised” and treated as such. All of us
are familiar with department stores that
“merchandise” their storefronts and their
display shelves. Why do department stores go to
so much trouble “dressing up” their store fronts
and displays? Because those displays translate
into money for the store! We, the shopper, are
drawn into the display because of the colors,
textures and placement of the products that are
used to create scenes that are so beautiful and
captivating.
It is very much the same concept when you choose
to have your home staged. Staging, if done well,
will appeal to all five senses of each buyer who
walks through the door of your house. Real
estate staging sets the scene throughout the
house to create
immediate
buyer interest in your property.

Real estate staging involves
neutralizing, depersonalizing, and decluttering
each space inside and outside of the home. The
staging process shouldn’t stop there. Your
furniture and accessories are repositioned to
entice potential buyers to envision themselves
living in the space. It has been my experience
that staging is not about what you have; it is
about where you have it. Staging draws attention
to the home’s best features and creates a
backdrop where buyers can envision themselves
living, creating memories and making their
dreams come true.

by an Accredited Staging Professional® (ASP)
sell within 33 days, compared to an average of
196 days for homes that are not staged? Homes
staged by an ASP stay on the market 83 percent
less time than a home that has not been staged. |

An initial staging consultation is set up to
walk through and view your home (through the
eyes of a buyer) and to discuss what needs to be
done to present your property properly to
potential buyers.
At the conclusion of the staging consultation,
you will be armed with a Staging Plan of
Recommendations that you can start implementing
that day! If time is in short supply, Staged &

implementation of the staging plan.
